Bigfoot is at it again--so, what else is new?

It's 1 AM EDT. 

Thump. Thump. Thump. Thump.

Bigfoot is at it again--just like almost every day for the past four months.

Typically, it starts around 10 PM. 
Bigfoot is stomping around in the apartment above us.
Sounds of something(s) dropping on the hard kitchen, bathrooms' or entryway floors.
Sliding furniture.
Hammering sounds.
Running the clothes washer.
During the summer, the sliding door to the balcony opening and closing every few minutes.

11 PM, 12 AM, 1 AM, 2 AM...  Sometimes it goes on all night.

Will it ever stop?
Not likely.
After all, this is the Marque with its sound-transmitting wood floors.
And, not as long as Bigfoot lives over top of us.

Managing is more than just marketing

We've all seen it happen. "Luxury" apartments that start out as luxurious; but, after time, "not so much". Maintaining luxury apartments takes work. It involves addressing tenants' concerns--both with their individual apartments as well as with spaces and amenities that are available for all tenants to use and to enjoy.

We have no complaints when it comes to addressing maintenance requests for our apartment. The maintenance requests that we've filed through the residents' part of the Marque website have been dealt with promptly, competently and completely. 

However, there isn't a similar way for residents to log their concerns about "public" spaces and amenities for all residents. Why? It seems simple enough--put a tab on the residents' part of the Marque website, similar to the tab for logging maintenance requests for individual apartments, to address resident concerns about corridors, elevators, grounds, pool, and other rooms and amenities that are available for all residents.  

The residents' part of the Marque website could also include a tab that contains those rules and regulations that are necessary for maintaining a good living environment--noise, cleanup and disposal of pet waste, use and care of exercise equipment, computers, pool table, grills, craft supplies and other "public" amenities, violations, etc. This tab, along with the tab for residents to log their concerns about "public" spaces and amenities, would provide residents with what they need to do their part in keeping the Marque luxurious.

Every businessperson knows that the best way to sustain and grow your business is to have repeat customers. Neglecting residents' concerns with "public" spaces and amenities, and for creating a living environment that all residents can enjoy, is a surefire way to turn "luxury" apartments into "not so much", and for losing your best (repeat) customers.

a word of warning

For those who are considering moving to the Marque, be advised that floors at the Marque are wood construction, not concrete. Sound travels through the floors--similar to that of a typical multilevel house. You can easily hear someone walking normally in the apartment above. If they're heavy-footed, then they sound like Bigfoot. 

Remember those times in your living room when it sounded more like Bigfoot was in the kid's bedroom above instead of small children? That's what it's like. Add to that dropping items on hard floors, moving furniture, opening and closing the balcony door, etc. during the middle of the night and it can make sleeping difficult. When it's a nightly occurrence, as opposed to every once in a while, then it can be a real problem.

why?

  • Why aren't the Marque's rules posted on the resident part of the Marque website?
  • Why doesn't the resident part of Marque's website have a section for logging other resident concerns, similar to the maintenance request log in which individual tenants can post and track their individual maintenance requests?
  • Why isn't the pet agreement on the resident part of the Marque's website? and, any other documents that pertain to resident "dos and don'ts"?
  • Why, after months, are there still corridors where the HVAC doesn't work, that smell like a kennel?
